The Laundry Room Test: Is There Enough Space to Actually Use It?

October 28, 2026 by Deidre Pfeifer

A laundry room can look perfectly adequate in listing photos. The washer and dryer fit, the paint is fresh, and a shelf holds a few neatly arranged baskets. But everyday laundry involves more than two appliances. You need room to open doors, move clothes, sort loads, and handle cleaning supplies. Before buying a home, it is worth testing whether the laundry area works for the way you live.

Start With Appliance Clearance

Look at the space in front of the washer and dryer. Can both doors open fully without hitting a wall, cabinet, or each other? Is there enough room to stand comfortably while transferring wet clothes? A tight closet may be workable for a compact laundry setup but frustrating for larger appliances.

Measure the openings if you plan to bring your own machines. Width and height matter, but so do depth, hoses, vent connections, and the room required for installation and servicing. A machine that fits into the opening on paper may still block a hallway or prevent a door from closing.

Think About the Laundry Routine

Imagine carrying a full basket into the space. Where would you put it? Is there a surface for folding clothes or a place to hang items that cannot go in the dryer? Can two people use the room without getting in each other’s way?

A laundry room located near bedrooms may be convenient for some households. Others may prefer one near a mudroom or garage, especially when clothes arrive from sports, gardening, or outdoor activities. The best location depends on your routine rather than a single ideal floor plan.

Check Ventilation and Moisture

Laundry areas produce heat and moisture. Look for signs of condensation, musty odors, staining, or damaged flooring around appliances. If there is a dryer, identify the type of venting arrangement and ask whether it has been maintained. The setup should be appropriate for the equipment and local requirements.

Water supply hoses, drain connections, and shutoff valves should also be accessible. A beautiful cabinet design is less useful if it makes a minor leak difficult to spot or a shutoff hard to reach.

Storage Makes a Difference

Detergent, stain removers, cleaning tools, extra linens, and baskets all need homes. Deep shelves can be useful, but only if you can reach them safely. Cabinets mounted too low may interfere with opening top-loading washers, while cabinets mounted too high may be impractical for daily use.

Consider whether there is room for a hamper, drying rack, or utility sink. These features may be more valuable to you than decorative finishes.

Try a Five-Minute Walkthrough

During a showing, stand where you would load and unload the machines. Open available doors and cabinets, check the path to nearby rooms, and picture a normal laundry day. Ask about any appliances included in the sale and confirm their dimensions if you intend to replace them.

A functional laundry space does not need to be large. It needs to let you do an ordinary household task without unnecessary obstacles. That is the kind of detail that can make a home more comfortable long after move-in day.
