What to Expect During Your Final Walk-Through

The final walk-through is one of the last steps before you officially become a homeowner. While it is exciting to see your new home again, this visit also serves an important purpose. It gives you the opportunity to confirm that the property is in the agreed-upon condition before closing and helps ensure there are no unexpected surprises on move-in day.

Verify the Home’s Condition
During the walk-through, take your time looking over the home to make sure it is in substantially the same condition as when you agreed to purchase it. If the seller agreed to complete specific repairs, this is the time to confirm the work has been finished. It is also a good opportunity to make sure no new damage has occurred since your last visit.

Test the Essentials
You do not need to perform another full home inspection, but it is wise to check that major systems are functioning properly. Turn on light switches, test faucets, flush toilets, run appliances that are included with the sale, and verify that the heating and cooling systems are operating as expected. A few minutes of checking can provide valuable peace of mind.

Confirm Included Items
Review your purchase agreement and make sure any items that were supposed to remain with the home are still there. This may include kitchen appliances, window treatments, light fixtures, garage door openers, or other negotiated items. Confirming everything before closing helps prevent misunderstandings later.

Ask Questions Before Closing
If you notice anything unexpected during the walk-through, discuss it with your real estate professional before signing your closing documents. Most issues can be addressed quickly when identified before the transaction is finalized. Your agent can help determine the best path forward if something requires attention.

The final walk-through is more than just one last look at your future home. It is your opportunity to confirm that everything is ready for closing so you can move forward with confidence and excitement as you begin your next chapter.
